This can vary WIDELY! So, our first recommendation is: be flexible. Because we have so many lending solutions, your advisor will want to explore your unique scenario in order to be ensure we position your project for the best possible outcome.
All Investor programs are first: Asset Based Financing. In order words, the value of the property and the equity in the property is a significant part of the qualification standard.
Many programs require some documentation and qualification on the part of the guarantor(s). This may include verification of experience, references, credit worthiness, income documentation, and asset verification.
As a general rule: with less documentation the lending limits tend to be lower and the interest tends to be higher.

Fix-and-flip loans are short-term loans used by real estate investors to purchase and improve a property to then sell for a profit. These improvements range from minor renovations to a complete reconstruction of an existing home.
Expect to provide your personal info, rehab experience, details of the property and of course the purchase contract.
An appraisal and title work will be needed, we will usually order it.
We will determine the After Repaired Value (ARV) and evaluate the estimates to repair the property in order to calculate the loan amount and loan to value (LTV) based on program guidelines.
